Looking for window cleaning York homeowners can trust with old sashes and modern glazing alike? At A&R Cleaning, each pane is washed by hand, with an applicator dipped in a bucket and a squeegee to finish. We are based in East Yorkshire and come across to the city for regular rounds and one-off cleans, giving your windows proper attention rather than a quick spray from the pavement.
Why hand cleaning suits the city’s older windows
A surprising number of York homes still have timber sash windows. You will find them in the Central Historic Core, along Bootham, around St Paul’s Square and in Clifton, all of which are conservation areas. Plenty of the Victorian rows in South Bank and around Leeman Road held on to theirs too, at least on some floors.
Older frames and glass need a gentle hand. Working with an applicator and squeegee lets us feel how each pane sits, ease around glazing bars and keep water away from paintwork that may be decades old. It is the same craft window cleaners have used on these houses for generations.
Modern uPVC and double glazing get just as much care. Whether you live in a 1930s semi in Acomb or a new home in Derwenthorpe, the method stays the same: wet, scrub, squeegee and detail.
Hard water and streak-free glass
York’s mains water falls into the hard category, which means it carries plenty of dissolved minerals. If glass is rinsed and left to dry on its own, those minerals can leave faint white spots behind.
A squeegee pulls the water off the pane before it has a chance to dry, so the minerals go with it. We then detail the edges with a cloth. The result is clear glass that looks clean from inside the room, not just from the street.
Tip: if you notice white dots on your windows after rain, that is usually dust and pollen settling as the drops dry. A regular clean stops it building into a dull film.
Window cleaning York streets by type of home
Terraces that open onto the pavement
Around nine in ten Leeman Road houses sit right on the footway, with no front garden in between. That makes the downstairs glass easy to reach, but it also catches spray and grime from passing traffic. Shorter gaps between cleans tend to suit these streets.
Georgian and early Victorian townhouses
Tall townhouses on Bootham, in Clifton and around St Paul’s Square can have three storeys of sashes, each split into many small panes. Every pane is cleaned individually, which takes longer than a single sheet of modern glass but gives a far crisper finish. This is where window cleaning York townhouses by hand really shows its value.
Bay-fronted Victorian rows
Bay windows are a feature of many South Bank and Scarcroft homes. The angled side panes collect dirt in the corners, so we take a little longer on each bay to get into those edges properly.
Student houses and rented homes
Shared houses near the University of York in Heslington, Tang Hall and Badger Hill can go months without anyone thinking about the glass. A one-off clean before new tenants move in, or ahead of a landlord’s inspection, makes a house look far more welcoming from the street.
Suburbs and villages
Further out, in places such as Huntington, Haxby and Bishopthorpe, houses are often detached or semi-detached with larger windows and side access. Here, a regular round keeps everything looking cared for all year.
How often to book, season by season
On our window cleaning York rounds, most households choose a visit every four or eight weeks. Homes on busy routes such as the A19 through Fulford or Shipton Road through Clifton often benefit from the shorter interval, as traffic film builds up quickly.
- Spring: pollen from tree-lined streets can dull glass fast, so this is a popular time for a first clean.
- Summer: long evenings show up every smear, and many people book before visitors arrive.
- Autumn and winter: wet weather and road grime make a clean worthwhile, and frames and sills get a wipe too.
One-off cleans are welcome as well, for example after building work, before selling, or when you first move in.
What happens on the day
We arrive, check which windows you would like cleaned and get started. Each pane is wetted with the applicator, scrubbed to loosen dirt, cleared with the squeegee and finished off at the edges. Frames and sills are wiped as we go.
Light drizzle rarely spoils a hand clean, as rainwater is naturally soft and dries without leaving mineral marks. Heavy downpours or strong winds are another matter, and if conditions are not safe we will rearrange your visit for another day.
Parking can be the trickiest part in central York, where many streets are in the ResPark residents’ scheme. If you can let us know about permits or the nearest spot, the visit runs smoothly. We also ask you to unlock side gates if you would like the back windows done.
